WELCOME to my website!  Your registration information is strictly confidential between me and you.  I will know when you've visited my site and what listings you have viewed but I won't know much about your specific criteria unless you tell me. As a start, you can set up a listing alert that automatically sends you my smiling face along with the new listings that match. However, my website offers very general criteria for searching.  As of 04/01/2012, our MLS added many more detailed searchable fields, i.e. can you have a motorcycle in this community?.  I hope you will contact me with your specifics so I can design a search just for you. 

WHAT'S OUR MARKET LIKE RIGHT NOW? as of April 2, 2012 

  • HEADS UP! Mortgage agencies, Fannie Mae and Freddie Mac, are raising their guarantee charge on new mortgages as of April 1, 2012. That means that interest rates on loans backed by Fannie Mae and Freddie Mac will increase to cover that fee.  Most mortgages are backed by those 2 agencies and when buying Foreclosures that's the Seller you're ultimately dealing with.  So, get off the fence if you're waiting for lower interest rates....it could cost you!
  • You will need to submit a pre-qualification letter from a lender or proof of funds letter if you're a cash buyer when you make an offer.  I can't stress this enough!   • LOW BALL OFFERS aren't necessary now because foreclosures and short sales continue to drive down asking prices overall.  There continues to be more properties selling that are not foreclosures or short sales because the price is competitive but the property is in better condition or faster to close than a short sale.HOWEVER, I have been selling properties up to $20,000 under asking.  But I suggest you work with a top notch negotiator...(gee, who would that be??)

  • If you're thinking of Renting 1st and Buying later, think again. Long term rental amounts are twice what a monthly mortgage amount is at the current low of 3.9% with a down payment. AND most decent apartments or condos have long waiting lists to get a place.  If you gotta have a place at the beach for very little money, consider paying cash for a manufactured home on leased land.  Just sold one for $8000 and $343/month lot rent....do the math....what an idea!
  • Prices at the beach tend to rise May - August when we have more people here than we know what to do with!  Prices will begin to come down until March so be sure to consult ME! to give you the price history on any property.

 

MY CREDIBILITY (ABRIDGED VERSION):

In 1993 after 17 years with IBM,  I left as a Regional Sales Manager because after many moves I had fallen in love with the ocean and my idea of paradise.  Mom said, "Try real estate, you're good with people".  So I did and the rest is history.   I know this area's real estate market, past and present.   I continue to list and sell properties from manufactured homes to luxury oceanfront homes and condos in all areas of Horry and Georgetown counties.  While I have several real estate designations and numerous awards, my success is largely due to the referrals I receive from all of my satisfied clients.  (OK, one lady didn't like me very much...hey, gotta expect that)  Whether you're my buyer or seller client, you can rely on my knowledge, integrity, ingenuity and hard work to make the search, negotiation and closing run smoothly and be enjoyable.  I'm an agent who knows the top professionals in the finance, insurance, construction and legal industries.
